Questions buyers ask.
How do I reserve a residence?
Register your interest, then book a time at the display suite. A sales consultant will confirm the price and availability of the residence you want, take a holding deposit of $5,000 and send the contract of sale to your solicitor. The holding deposit is refunded if you decide not to proceed within seven days.
How much deposit is required?
The deposit is 10 percent of the price. $5,000 is paid as a holding deposit when you reserve, the balance of 5 percent is due within 14 days of signing the contract, and the final 5 percent is due 60 days after signing. The deposit is held in a solicitor’s trust account until settlement.
How much stamp duty will I pay?
Victorian land transfer duty depends on the price and on whether you are eligible for a concession. The calculator on every residence page gives an estimate on the general rates. Your solicitor or conveyancer will confirm the exact figure, and off the plan and first home buyer concessions can lower it.
When do I settle?
Settlement is due 14 days after we give notice of practical completion. Completion is planned for the third quarter of 2028. The progress page shows where each stage of the build stands, and we write to every buyer when the date firms up.
Can overseas buyers purchase?
Foreign persons need approval from the Foreign Investment Review Board and pay a surcharge on stamp duty. New apartments in a development like this are usually eligible for approval, and our solicitors can describe the steps. Ask a consultant for the current rules before you sign.
What are the owners corporation fees?
The first year budget sets fees at about $3,300 a year for a one bedroom residence, $4,700 for two bedrooms and $6,600 for three bedrooms. Penthouses are quoted individually. The fees cover the pool, gym, lounge, rooftop garden, lifts, concierge and building insurance.
Is car parking included?
Every residence includes at least one car space. Two bedroom residences have one, three bedroom residences have two and penthouses have two or three. All spaces are in the basement and have an electric vehicle charging point wired to the owner’s own meter.
Can I keep a pet?
Yes. Cats and dogs up to 20 kilograms are allowed with the owners corporation’s approval, which is given as a matter of course. Docklands Park has an off-lead area and the river promenade is a short walk away.
Is the building covered by a warranty?
Yes. Harbourline gives a 7 year structural warranty and a 2 year defects period from settlement, and domestic building insurance covers the building as required in Victoria. A consultant will give you the certificate for your residence on request.
Can I rent out my residence?
Yes. Long term leases are allowed and the building management office can introduce a letting agent. Short stay rentals under 90 days are not permitted by the building rules, which keeps the lifts and pool for people who live here.
